What Makes Bayview on the Northern Beaches so unique?

Bayview is another ‘best kept secret’ suburb on the Northern Beaches. It keeps a relatively low profile in comparison to its more prominent neighbours Mona Vale and Newport, but is a gorgeous location that shouldn’t be overlooked.

This suburb is so family-friendly, with beautiful homes and stunning natural surroundings. Read on to find out what we love about this spot.

About Bayview

Originally home to the Guringai people, this location lives up to its name, providing beautiful vistas out to the waters of the Pittwater estuary from almost every address. Being located on a hillside means homes are either within easy walking distance of the water or in elevated positions with sweeping district views.

Bayview is around 30 kilometres away from the Sydney CBD. Getting to the city is relatively fast on the B-Line from Mona Vale or Warriewood. A regular bus that runs along Pittwater Road will get you to the B-Line stop.

Fun fact: the original ‘Bachelor Mansion’ from the Australian TV series is in Bayview. Located on the hillside, its distinctive curved archways can be spotted from the water.

What to do in Bayview

  • Dining and leisure

Locals drop into the 8 Knots Café at Gibson Marina or visit the Park House Hotel and other restaurants in neighbouring Mona Vale. Keep an eye out for the Prawn Pod, which sells fresh prawns for takeaway in summer, usually near Bayview Reserve.

  • Boating and recreational

The suburb boasts several marinas and boating facilities, including the Bayview Yacht Racing Association (BYRA) headquarters and Gibson Marina. Bayview is also home to tennis courts and a sea scout hall, and Bayview Golf Club

  • Dog walking

A five kilometre walkway travels through Bayview, connecting Mona Vale with Church Point. Local dog owners also take advantage of the local off leash area at Rowland Reserve, which has beach access for pups that love to take a dip.

  • Playgrounds

Flying Fox Park at Winnererremy Bay has a fantastic playground, picnic area and cafe. It’s the perfect spot for a birthday celebration and great for kids who are learning to ride a bike or skateboard.

  • Cycling

Northern Beaches cycling clubs travel through Bayview to the Ku-Ring-Gai National Park or the Church Point 'turn back’ in the early mornings and on the weekends.

  • Shopping

Bayview is a residential suburb but is only a couple of kilometres away from Mona Vale, which is home to Woolworths, Aldi, Coles and many other specialty stores.

  • Ocean swimming and surfing

Pittwater has no surf breaks so locals take advantage of the calmer waters to kayak or swim. We recommend an early dip as the wind tends to pick up in the afternoon. Mona Vale is the nearest surf beach, just a few minutes away by car.

Bayview property market

Bayview is home to some fantastic properties and has an average house price of $2.92 million.

There are three main types of homes; opulent waterfront properties, larger, ‘estate-style’ places on the hill and some slightly more modest family homes. The suburb is mostly owner-occupied but there are always renters looking for places in the area as it is such a family-friendly spot.

Property prices have been on a positive trajectory over recent years, rising from an average of $1.7 million prior to the pandemic. Buyers appreciate the relatively sleepy nature of this suburb, the stunning surroundings and the easy access to local amenities.

Is Bayview a good suburb

For those considering a move, Bayview offers a compelling mix of natural beauty, luxurious living and community spirit. The waterfront location, popular recreational facilities, and ‘best kept secret’ status make it a standout among Northern Beaches suburbs.

Whether you're a family seeking a relaxed Northern Beaches lifestyle, a retiree looking for peace and luxury, or an individual drawn to coastal and creative lifestyles, Bayview will cater to your needs.
