Mona Vale, located on Sydney's Northern Beaches between Newport and Warriewood, has become an increasingly coveted spot for home buyers. The appeal of this location is multifaceted thanks to its mix of relaxed lifestyle, convenience and community.

The beach

One of the most significant draws of Mona Vale is its close proximity to the beach. Residents have easy access to the stunning coastline, with golden sands and an ocean pool as well as the open water option for surfing and swimming. Families flock to Mona Vale Beach (originally known as Bongin Bongin) on sunny days, but it’s during the quiet mornings and evenings after the crowds have left that the place comes into its own.

Nearby Darley Street hosts a range of services including auto mechanics, timber suppliers and pool supply stores, catering to the practical needs of homeowners.

One of the favourite spots near Mona Vale for families is Flying Fox Park, a well-maintained playground that offers a giant playground and adjacent cafe. 

The suburb's location near Pittwater provides excellent opportunities for boating and water sports, making it a haven for anyone who loves to explore and enjoy the outdoors.

Kids of all ages enjoy the local skate park, which has an ‘anyone is welcome’ atmosphere. You’ll see tiny tots on scooters and teens on skateboards at all times of day and night. 

Cyclists make the most of the area by heading past McCarr’s Creek up to West Head lookout in Ku-Ring-Gai National Park.

Parents who have to commute to the city can jump on the B-Line bus, which has limited stops between Mona Vale and the CBD. Board the bus and you’ll be one of the first on, meaning you always get a seat. 

In terms of events, Village Park is the hub, hosting day and night time markets throughout the year, with lots for kids. 

Quality homes

Real estate in Mona Vale is diverse, with a range of old and newer homes. The suburb was originally used for farmland and really only started to be developed after the 1940s. It features a mix of family dwellings, which offer character and space, as well as units and townhouses.

It’s also home to quality retirement villages that are increasingly popular with downsizers. A small amount of development is taking place in Mona Vale with some stunning new apartments being established, but many homeowners are taking advantage of having a larger block and adding granny flats to increase value and provide more options for extended family.  

In terms of prices, Mona Vale’s surging popularity with all demographics means the local average value is now $2.5 million. During 2024, prices have been relatively steady, rising by only a few per cent. Meanwhile, units have risen by 16 per cent over the last year, to a value of $1.65 million. 

Every pocket of Mona Vale has its appeal. On the eastern side of Pittwater Road, generously sized homes have fantastic access to the beach and local headlands, and there are some smaller, entry-level apartments that are within walking distance from the ocean. Residents in the western parts of the suburb can stroll to the shops and enjoy the sparkling views of Pittwater.
